Our Story
Kirks Mansion, built in 1858, is not just a historic home– it’s a cherished piece of Bluffton’s Low Country heritage. Known locally as the Rose Hill Mansion or The Mansion at Rose Hill, it’s one of the most photographed landmarks in the area. Tucked beneath a canopy of ancient oaks on the banks of the Colleton River, Kirks Mansion isn’t just a stunning venue– it’s a living piece of Southern history.
Originally built in the late 1850s as a wedding gift, the Mansion has withstood wars, neglect, fire, and time itself. Today, it stands not only as a breathtaking example of Gothic Revival architecture, but as a symbol of resilience, love, and Low Country beauty.

Civil War; Kirk family flees, Union soldiers occupy property

Like much of the South’s past, the full story of Kirks Mansion is complex. In 1860, the plantation was home to nearly 180 enslaved people who worked its land. After emancipation, many of those families remained nearby, continuing to shape the Bluffton area for generations. We honor their contributions and remember their place in the Mansion’s history.
Today, Kirks Mansion is the only Gothic Revival home of its kind in the Southeast. From its domed central stair hall to the intricate board-and-batten siding, every detail tells a story. And every event held here– every wedding, every gathering, every quiet moment spent beneath the oaks– becomes part of that story.
The Mansion is also a National Register of Historic Places landmark, recognized not only for its architecture, but for the cultural significance it holds in the region.

As beautiful and welcoming as our guest suites are, we provide some lovely common areas for you to meet others in your party. Relax in the light and airy sunroom with a practically panoramic view of the grounds. Or meet in the more formal lounge off of the grand front foyer for a more intimate setting. You may arrange a get together on the back patio by the pool. Sip some wine with friends or curl up with a book in your downtime. Meet in our breakfast room where the tables can be repurposed as work spaces. Every space at Kirks Mansion is designed with your comfort and relaxation in mind!
Enjoy the ample outdoor area to relax, read, or enjoy a cool beverage. These spaces, decorated in true Southern style, are splendid and have a view of the beautiful Oak trees draped with Spanish Moss around that property that is difficult to resist. Rest and restore as you prepare for or unwind from the day’s activities.
